📈 Home Prices Hold Steady – Florida home prices remained flat month-over-month, showing a cooling trend after a heated spring. However, prices are still up 2.2% year-over-year, reflecting steady demand. 🏠💵
📊 Inventory Rises Slightly – Active listings were up 6% from June, giving buyers a bit more breathing room — especially in new construction communities. That said, inventory remains 20% below pre-pandemic levels, keeping competition tight in many areas. 🏗️
💰 Mortgage Rates Yo-Yo – After briefly dipping in early July, rates climbed back to an average of 6.87% by month’s end. Buyers are still rate-conscious, but motivated shoppers continue to act quickly on well-priced homes. 🏃♂️💨
🔍 Buyer Activity Slows (Slightly) – Showings per listing and mortgage applications dipped mid-July due to summer travel and uncertainty around interest rates — but agents are still reporting serious buyers in the market. 🔑📉
📅 Looking Ahead – August could bring more movement if mortgage rates drop again. For now, sellers should price strategically and buyers should stay pre-approved and ready — especially with more listings hitting the market.
